Transforming a Builder-Grade 90’s Home into a Warm, Neutral Retreat
Homes built in the 1990s often come with great bones but dated finishes and layouts that no longer support the way we live today. This Austin-area 90’s home remodel began as a typical builder tract home with gray tile floors, dark brick, and a fireplace that unfortunately blocked one of the home’s best features — the incredible view.
The photo above shows the view out back after the renovation. We moved the fireplace to the other wall and added three large picture windows. Our goal was to reimagine the home into a warm, neutral, inviting space that feels connected to the outdoors.
By opening up the living room, introducing natural materials, and layering timeless finishes, we transformed the house into a light-filled retreat designed for modern living.
In the photo above the house had fake gray tile floors, gray cabinet, gray backsplash, gray walls and the stager brought in more gray with the furniture. It also had two large columns separating the kitchen from the living room.
One of the most transformative updates was replacing the existing gray wood-look tile flooring. While this flooring trend was popular for years, the cool tones made the home feel flat and disconnected from the natural surroundings. We replaced it with light white oak flooring, which instantly warmed the entire home and created a cohesive foundation for the new design. Natural wood floors bring softness, texture, and timeless appeal — and they work beautifully with a neutral color palette. We painted the walls Sherwin Williams Shoji White to lighten the overall aesthetic.
A Warm, Layered Kitchen Renovation
The kitchen renovation focused on balancing brightness with warmth. We replaced the dated gray-painted cabinets with classic white shaker cabinetry and paired with soft gold hardware for a timeless look. To ground the space and introduce contrast, we designed a large wood-stained island, which ties in beautifully with the white oak floors and adds richness to the kitchen. Quartz countertops complete the space with a durable, clean surface that reflects light and keeps the palette feeling fresh. The finished kitchen feels open, layered, and welcoming — perfect for everyday living and entertaining.

Removing the columns between the kitchen and family and bringing in a support beam made the room feel much larger.
A Softer, More Inviting Exterior
We also refreshed the exterior to better reflect the warmth of the interior.
The original red brick exterior was painted Sherwin Williams Egret White, a soft warm white that brightens the home while maintaining depth and character.
We then replaced the existing front door with a light-stained wood door with sidelights, bringing warmth and natural texture to the entry.
This simple change dramatically improved the home’s curb appeal and created a welcoming first impression.

This renovation is a great example of how a builder-grade home can be completely reimagined through thoughtful design decisions. By:
